Upon your satisfaction with the initial concepts and your decision to move forward with GM Design Consultants for the project's advancement, we then develop a comprehensive set of plans for planning and design purposes.

Proposed Design
At this phase, our strategic brief and site visit take form in the creation of 2D drawings. Our design team dedicates this period to preparing planning application drawings aligned with the local policies of your Council, ready for submission.
Simultaneously, any supplementary information needed for the application—such as tree reports, flood risk assessments, or Highways surveys—is conducted in tandem with the planning drawings. We maintain strong professional ties with top-tier consultants, enabling us, as the lead consultant, to seamlessly integrate and coordinate vital information into the design right from the beginning.

Planning Permission
After reaching an agreement on the plans, We proceeds to submit them to the Council on your behalf. The standard duration for the Council to make a determination on a planning application is typically 8 weeks. Throughout this period, we actively collaborate with the planning officer to ensure a positive outcome for our clients. Our engagement involves ongoing communication and cooperation to navigate the planning process effectively.

Building Regulations
Our Building Regulations service centres on precision, interpreting and implementing the latest codes for safety, efficiency, and legal compliance. From fire safety to energy efficiency, we navigate regulations to ensure your design meets industry standards. By either building upon your existing planning drawings or starting from scratch, building regulation drawings offer all the technical specifications necessary for your contractor to achieve an optimal build.
